Garage Door Tune-Up

- The call
- Since the first cold snap the door has been sluggish. It climbs slowly, hesitates near the top and the opener motor sounds strained.
- First step
- Rollers in their track
ServiceGarage Door Tune-Up

A door sitting at an angle usually means a cable has slipped or a roller has left the track. We relieve the tension carefully, reseat the door, replace whatever let go, and look over the tracks for the bend that caused it.

Garage door spring replacement
Openers, remotes and keypads make up half of what we see, and mechanical parts the other half. Because the two sides affect each other, our technicians check both on every call, whichever service you booked.

Off-track doors are the most common emergency in this category.
A garage door belongs to the architecture. Its movement belongs to your everyday life. We bring both into the conversation.

ServiceTorsion Spring Replacement
Heavier doors, such as insulated steel or wood, need springs with more capacity, and a door that has been reskinned or insulated since its springs were fitted may be undersprung without anyone knowing. We check the match and correct it.
Part 1The panels
A stray ball went through one of the window panes in the top section. The glass is gone, the frame around it is cracked, and the steel beside the opening is pushed in, so the whole section is in question rather than one pane.
Part 2The springs
You heard a sharp bang from the garage, and now the opener hums for a second and gives up. The door lifts a few centimetres at most, then settles back down as if something very heavy is holding it in place.
Part 3The cables
The cable has wrapped itself around the shaft above the door instead of sitting on its drum. When the opener runs, the door lurches, one side rises before the other, and the top panel twists.
Part 4Tracks and rollers
One of the little wheels along the edge of the door has a chunk missing, another sits crooked in its hinge, and there is a fine grey dust on the floor under the track where plastic has been wearing away.
Part 5The opener
It is a January morning and the door lifts about a hand's width, groans, and settles back down. When you pull the release and try by hand the door feels far heavier than it used to, and the bottom seal is stuck hard to the slab.
Garage Door Safety Inspection. On bright afternoons the door goes down a metre, stops, and climbs back up while the light on the opener blinks.

Outfitting a garage for a car lift, a boat or a tall van means a taller door or a high-lift track. We assess the headroom and the ceiling, and we install the door and hardware that make the space work.

Step 1 of 5
Describe the property, the hardware and what has changed, and the visit starts from what you have seen.

Step 2 of 5
You describe what the door did and when it started. A stuck door, a bang, a remote that stopped: every detail helps us arrive with the right parts.

Step 3 of 5
No work begins until you have heard what we found and agreed on the plan. That is how we avoid surprises on both sides.

Step 4 of 5
Grease wiped from the tracks, hardware tightened, tools packed, the space swept. Tidy work is part of doing the job well.

Step 5 of 5
A modest repair, a lasting one, a full replacement: you see how they compare so the choice is yours to make.

Every square is one home in a hundred.
A lift cable does the work: it connects the door's bottom corner to the spring system and carries the door's weight. A safety or containment cable does no lifting at all. It runs through the middle of an extension spring and is anchored at both ends so that if the spring breaks, the pieces stay put. Torsion springs sit on a shaft and do not need one.
Always. Cables and springs are one system, and a spring that is weak, mismatched or wound short is a frequent reason a cable goes slack in the first place. The technician looks for breaks, measures the spring against the door weight, and confirms the correct number of turns when winding back. If a spring needs replacing, that is explained and offered as its own decision rather than folded in unannounced.
It depends, and not reliably. The other cable and its spring may hold that corner so the door tips and wedges in the track rather than falling square, and the rollers binding can add some resistance, but neither is dependable: the door can still drop unexpectedly on the failed side. Some doors also carry a broken-cable device on the bottom bracket that grips the track if a cable fails. Because the door may not be held at all, the technician clamps and supports it before doing anything else.
The centre bracket anchors the spring's reaction force to the framing above the door, so it has to be solid. If the header has split or softened, or the lag bolts have pulled, the technician can refasten into sound wood, add a reinforcing plate or replace the bracket before the new spring is wound. Dealing with this first keeps the shaft level and the spring pulling straight, which protects the bearings and the door.
