Steady hands.

A residential garage door can weigh as much as two grown adults, and the springs above it are wound to carry exactly that load. The garage door on a house in Concord is usually the entrance the family uses most, so we treat a repair as something that has to hold. That means finding the cause rather than the symptom, replacing the worn neighbour as well as the broken part, and setting the door up so the opener is not straining.

How a visit goes

Chain-drive and belt-drive openers each have their place. Chains are durable and suit detached garages; belts are quiet and suit garages under bedrooms.

2021 census: what it means at the door

Every square is one home in a hundred.

  • 8 in 100 homes · newer homes
  • About 8% of homes in Vaughan were built in 1980 or earlier, according to the 2021 Census.Openers in newer homes usually already have photo-eyes and rolling-code remotes, so the common work is settings rather than upgrades: adjusting force and travel limits, replacing a worn gear or logic board, and adding a keypad, a second remote or a phone controller.
  • Single-detached houses make up about 63% of homes in Vaughan (2021 Census).Detached houses commonly have attached two-car garages with a wide double door, which is a heavy door on a pair of torsion springs. Spring and cable work on these doors is done as a matched set so the door lifts level and the opener carries only its intended load.

The questions that come up

One side of my door hangs lower than the other. What does that mean?

A door that sits tilted almost always has a lifting cable that has gone slack, unwound from its drum or broken on the low side. The springs are still pulling on the other side, which is why the door racks and the rollers escape. Leave it where it is; levelling it means handling the springs and rewinding both cables evenly, which is done with the door clamped and the tension controlled.

What happens to the opener during the work?

It is disconnected at the release cord and unplugged before any hardware comes off, so the motor cannot pull on a door that is missing a section. After the new section is in and the door has been balanced by hand, the opener is reconnected and tested: its reversal against a board on the floor and its photo-eyes are checked every time, and the open and close limits or the force setting are reset only if that check shows they need it.

Will a new seal make the room above my garage warmer?

It can help. Drafts around the garage door cool the garage, and the garage cools the floor above it and the wall it shares with the house. Closing the perimeter cuts those drafts, though how much warmer the garage runs depends on the door's own seal, the ceiling insulation and how the space is heated, not the perimeter alone. A technician can talk through those as separate steps if the room stays cold.

The wood behind the track is rotten. Can the track still be fixed?

Yes, and the wood is part of the job. Screws will not hold in soft timber, so the technician cuts back to solid wood and sisters a new length of jamb alongside or replaces the lower section, fastening it through to the framing. The brackets are then lag-screwed into the fresh wood and the track set to the door. In older garages this repair is common, and it is what makes the alignment last.
